Moving Furniture, Art and Props
Grant St has been styled to be suitable for most shoots without major reconfiguration. The space is meant to be used as is and is therefore not suitable for any large productions that required major space reconfigurations and very little use of the furniture. We also have fixtures and art on walls. We ask you to please not move or remove ART or furniture without prior asking. Thank you.
For your safety we encourage you not to move furnishings during your shoot. If you need to move furniture, please lift the items clean off the floor. Do not drag furniture as it damages both the floors and furniture legs. If you need assistance, please contact Anna. Please treat all the art furniture, rugs, and the entire home with care. If you damage it, you buy it at market value.
Nothing (furniture/decor/fixtures etc.) inside the studio may be taken outside
Cleaning - The house will be clean and tidy upon your arrival. Please leave it exactly as you found it
Our home cannot be used to shoot pornographic, violent, racist or any content that we may deem to contribute to the discrimination and harassment of others because of race, sex, disability and age etc.
Consumption of alcohol is not permitted on the premises. If your shoot includes alcoholic beverages/bottles we ask that only original new and sealed bottles / containers be used. Smoking (including recreational drugs) is not permitted on the premises. If we suspect that a member of your party is intoxicated or impaired, we reserve the right to ask them to leave the premises.
You cannot hang or attach anything to the walls, lights or stair railing.

Pets are allowed upon request. If you wish to bring an animal into the space, please contact Anna (grantstreettoronto@gmail.com) and pre arrange
Please do not step on any of the furniture / Beds.
Our Home is equipped with 24/7 security cameras and alarm systems that monitor activity inside the space (excluding washrooms). These cameras are used to verify rule violations or damages that may have occurred during your booking.
Grant St will be inspected at the end of your booking to ensure that each room is left in its original condition. All furniture and props need to be moved back to their original positions and all messes / garbage cleaned up and taken with you. If furniture and props are left disorganized or if garbage is left out, an automatic cleaning/organization fee will be charged to the credit card on file.
Anna lives next door and can be available on sight if you need her for anything during your time.
There are four toilets / 2 bathrooms. We specifically ask that only one (possibly two are used by your crew). Please mostly or restick your crew to the powder room at the bottom of the stairs that leads to the basement (off the kitchen). And one other if you need to.
We have personal belongings / storage plus a separate apartment in the basement. Please let everyone on site know these are strictly OFF LIMITS.
We encourage you to feel at home and make the most of the sonos speakers, however please keep in mind to be considerate of our neighbours at all times.
Storage of Personal Belongings
Please take all of your belongings with you after your photo shoot. We are not responsible for loss or damages to items left behind. We do not store items for your booking ahead of the photo shoot or after the shoot. If you need to arrange delivery/storage of items ahead of your event, please email annachurch@grantst.ca and we can revise a plan.
If you wish to leave gear overnight in the house (if your shoot is 24hrs +) we can not take responsibility for it. The house does have an alarm and we can set this for you.
By booking Grant St you are agreeing to the following rules and policies. Please read these carefully and if you have any questions please reach out to Anna grantstreettoronto@gmail.com.
Bookings are done at https://grantst.ca using our online scheduling system. Our online calendars are always up to date and show the latest availability and pricing. Anna / Grant St has the right to cancel or reschedule your bookings for any reason.
Extending Your Booking
Your booking is only for the duration in your booking confirmation email. Please factor setup / takedown into your booking. If you need extra time and the room is available, you can add additional time in 1 hour increments. Advanced notice is required prior to the end of your booking time if you wish to extend your time.
If you do go over your time with no advance notice additional booking charges will be automatically applied to the credit card on file. An overtime charge equivalent to our current base hourly rate will be applied for every half hour or part thereof that you go over time. For example, if the current base hourly rate is $480 + HST and you go over by 25 minutes you will be charged $240 + HST. If you go over by 35 minutes you will be charged $300 + HST.
Security Deposit
A security deposit of $500 will be held on the booking credit card for the duration of your booking and will be released once the house has been inspected and no issues discovered.
Guest Responsibility
The individual who made the initial booking must be present at all times during the appointment or let Anna know who will be the main point of contact / person of responsibility. Please note that failure to respect the house rules, will result in a permanent ban from Grant St.
Anna (The property owner / proprietor is able to access her home at any time throughout your time there.
Cancellation Policy
Rescheduling Bookings
We do not accept any rescheduling of reservations within 24 hours of your booking time, you will be liable for the full value of the booking. If you reschedule your reservation more than 24 hours prior to your booking time, you will be charged a rescheduling fee of 20% of your booking value. You can reschedule your appointment directly using the link in your booking confirmation email.
Cancelling a Booking
We only offer studio credit for cancelled bookings (no refunds) under the following conditions:
If you cancel your reservation more than 24 hours prior to your booking time, you will be charged a cancellation fee of 20% of your booking value.
We do not accept any cancellation of reservations within 24 hours of your booking time. If you request to cancel within 24 hours of your booking time you will be liable for the full value of the booking. No credit will be applied.
Cancellation requests can only be made by emailing us at grantstreettoronto@gmail.com.
IMPORTANT FINE PRINT
While we agree to provide the space in good working order, we make no unique guarantees as to the studios functionality or suitability to the renters needs. Grant St is not liable for acts out of its control that affect rental, such as government mandated lockdowns, power outages, construction, weather, emergencies, acts of God, etc.
The Booking individual takes responsibility for and is liable for themself and their guests while on the premises.
Booking individuals agree that Grant St holds no liability for any damage or injury caused by the use of the studio or rental items to Booking individual or any third party. The Booking individual assumes all risk of personal property damage or personal injury. If an accident involving the studio's rental items has occurred while it is in the Booking individual's possession, the Booking individual shall make Grant St aware by a written statement of details of the occurrence of the event, including a police report and names and addresses of witnesses, if applicable.
Grant St will not be held liable for any injuries or accidents to the Booking individual, Booking individual’s employees, Booking individual’s contractors, Booking individual's clients, or any and all Booking individual's visitors that occur within or outside the Grant St. premises.
Booking individuals will be liable for any physical damages, legal actions, and/or loss of reputation or business opportunities that Grant St may incur as a consequence of the actions of Booking individual or any of Booking individual’s guests while Booking individual is in control of Grant St and shall indemnify and hold harmless Grant St against any and all legal actions which may arise from Booking individual’s use of the venue.
The Booking individual agrees that If any protocols/terms/conditions etc. are broken, Grant St does not have to refund any monies paid for past or future bookings and Booking individual may be subject to additional financial or legal penalties.
We recommend booking early so you get the piece of mind knowing you have the space reserved for your preferred date! We suggest booking at least 2 weeks in advance (or more) for the highest chance of finding the time you want. Last minute bookings cannot always be accommodated, and we do not take day-of-bookings.
